WHAT DO YOU NEED TO CONSIDER BEFORE YOU FIND A STUDENT PROPERTY?
What is the first thing that you need to decide on?

We are sure it is going to be an exciting time for you when choosing your first home and taking on the responsibility to look after yourself. It is important that you plan as early as possible when dealing with the University of Brighton.
Now you have chosen Brighton you should be looking for a property immediately. There are flats to let in Brighton, studios to let in Brighton as well as houses to rent in Brighton, so which one do you want? These are the choices that you will have to make. Student property in Brighton can be very varied from flats through to houses. It is important you know or understand what you are going to look for.
Where do you want to live?
It is important that you know where you want to live, and we try to include all the description details of everything you will need. Some students decide to live in halls of residence for the first year and then have their own flat to let in Brighton. They may even take student accommodation whilst they are at University. We are here to help you find the right property to arrange it.
HOW DO I BOOK A VIEWING?
It is simple. Once you have found a property you like, and you want to take a closer peak inside, just call the office on 01273 724000 and we will book you in.
WHEN VIEWING A PROPERTY WOULD I MEET AT YOUR OFFICE OR AT THE PROPERTY?
We also arrange to meet you at the property that you want to view. We try not to make you walk any extra miles you do not have to!
DO I NEED TO WAIT FOR YOU TO SHOW US ROUND?
Absolutely! Please do not just knock on the door and ask to walk in as you can appreciate this is a student’s current home. We will organise specific time with them to view the property. This ensures that they are fully aware that you will be arriving and not unexpected. One of our agents must always be present for safety reasons to show you around.
CAN I VIEW MORE THAN ONE PROPERTY?
Of course, you can, you can book as many as you want. If the properties, you viewed were not quite what you are looking for then do not hesitate to let us know and we will see if we can give you other accommodation that you might want to take. However, do not wait too long sometimes properties just go on the first viewing.
HOW LONG DO YOU THINK A VIEWING WOULD TAKE?
We understand more than most that students have very busy lives so viewings will take no more than between 5-15 minutes. We would not want you running around Brighton in a mad dash trying to book appointments. It is best to make sure you leave enough time to travel between locations. Unfortunately, we would not be able to take you in the car due to the current pandemic.
I AM GOING TO BE LATE FOR MY VIEWING WHAT DO I DO?
No problem, these things do happen, but it is best to call us on 01273 724000 to let us know. We will try to wait for you as much as is possible. Unfortunately, however we have other appointments, and it may not be possible. We will then re-arrange a viewing for you.
WILL THERE BE OTHER PEOPLE VIEWING THE PROPERTY AT THAT SAME TIME?
There is a high likely hood that there could be other people viewing the property. We try and limit the disruption to the current tenants as much as is possible. But if we do have a huge number of enquiries on one property then there would be a multiple viewing. However, we would always let you know.
WHAT DO WE DO IF WE WANT TO SECURE A PROEPRTY?
Fantastic news! You have found the property you want and now you want to take it. We generally operate on a first come first served basis. We have found over many years it is the fairest way to deal with it. The best thing is to call the office, pay the reservation fee to secure the property.
HOW DO WE TAKE THE PROPERTY OFF THE MARKET?
Once you have confirmed you are happy to proceed then we will run through the details of the property. You will then need to pay a reservation fee. This is one weeks’ rent and will need to be paid to our bank account and we will give you the details.
Once the holding fee has been paid and we have all the tenant’s details which we will need from you then we will send you the paperwork that needs to be completed. Yes, unfortunately there is paperwork to be completed but we try to keep it to the bare minimum.
